Many of Westbrook's newer lawns were grown on ground that heavy equipment drove over for months while houses went up. Add the marine clay that the Maine Geological Survey says blankets lowland southern Maine, and the result is turf rooted in a few inches of loam over something close to pavement. Core aeration pulls plugs out of that layer so air, water and new roots can get down.

Why fall, and why that seed mix
UMaine Extension's lawn guidance names August 15 to September 15 as the best seeding period in Maine, and fall aeration catches the tail of that window while nights are cool and days still warm the soil. Its standard home mix is roughly half Kentucky bluegrass, 30 to 40 percent red fescue and 10 to 20 percent perennial ryegrass; the ryegrass germinates fast into the aeration holes, the bluegrass spreads to knit thin areas, and the fescue handles shade.
In a zone 5b city like Westbrook, seed that has germinated by late September has time to root before the ground freezes. Seed sown much later often sits dormant until spring and competes with crabgrass.
Mill-era yards and shaded lots
Westbrook's older neighborhoods around Cumberland Mills and Frenchtown have small lots under mature street trees, and the city's Parks & Forestry division maintains those city-owned trees and has held Tree City USA status for decades. Lawns under that canopy thin out from shade and root competition more than from compaction, and they benefit most from a heavier share of fine fescue in the overseed.
Where city trees line the street, aeration stays clear of their root flare along the curb strip. Lawn soils that have never been tested get a soil test before any lime or fertilizer follows the seed.
Aeration is not the fix for every thin Westbrook lawn. Where the loam under a subdivision lawn is only an inch or two deep, UMaine's recommendation of at least 4 to 6 inches of topsoil points toward topdressing or a rebuild instead, and that is said up front rather than aerating the same compacted fill every fall. A lawn that thins again within a year of overseeding is usually telling you the problem is below the plugs.
