In most towns, aeration is one tool among many. In South Portland it carries more of the load, because the Landcare Management Ordinance takes away the usual shortcuts. Synthetic fertilizer is prohibited on lawns. Organic fertilizer is allowed at most twice a year, at no more than one pound of nitrogen per 1,000 square feet each time, only after a standard soil test taken every two years, and without phosphorus unless that test calls for it. A thin lawn here gets thicker mainly through soil and seed, not feeding.
Why cores matter on South Portland soils
The comprehensive plan lists Scantic silt loam across roughly 975 acres of the city, and much of the rest sits on Presumpscot silty clay. These fine soils compact under foot traffic and mowers, and compacted soil sheds water and starves roots of air. Pulling cores opens that surface back up, and overseeding right after puts seed into the holes where it touches soil instead of thatch. Small city lots with a well-worn path from the driveway to the back door tend to show it first, as a bare strip that no amount of top-dressing fixes on its own.
The sandy Windsor soils on the outwash terraces behave differently. They compact less but hold little water, and the plan describes them as strongly acidic. There, aeration and seeding are paired with the pH correction a soil test points to, which the ordinance expects owners to have in hand anyway.
Timing around the city's calendar
Late August through early October is our window for aeration and overseeding. It also lines up with South Portland's rules: the fertilizer fact sheet bars all fertilizer during summer dormancy, generally June through August, and on frozen or saturated ground. That leaves early fall as the season when seed, and any organic fertilizer a soil test supports, can go down together. Overseeding is one of the two methods exempt from working fertilizer into the soil.
One boundary does not move with the season. Within 75 feet of a water body or wetland, no fertilizer or pesticide of any kind is allowed, so lawns near Mill Creek, Trout Brook or the salt marshes are aerated and seeded but not fed. On those properties, a fall aeration and overseeding every year or two is one of the few ways left to keep turf dense, and dense turf is itself the best defense against the weeds that the ordinance no longer lets anyone spray.
