Compaction is the usual reason a Biddeford lawn thins out. Much of the city's older housing sits on Scantic silt-clay, a glaciomarine soil whose subsoil drains slowly, and small yards on multi-unit lots get walked on, parked beside and shoveled onto all year. Core aeration pulls plugs of that soil out, opening room for air, water and roots, and overseeding right after puts new grass into the holes.
The timing matters more than the machine. UMaine Extension identifies August 15 to September 15 as the best period to seed or renovate a lawn in Maine, and that is when aeration and overseeding are scheduled here, running into early October when the fall stays mild.
Why the downtown soils compact
Silt and clay particles pack tightly under weight, especially when wet, and Scantic soils are wet for much of the spring, with a water table that NRCS data places within about six inches of the surface in April. Foot traffic in March and April presses the soil into a dense layer that roots cannot get through. Aerating in late summer, when the soil is moist but not saturated, pulls clean cores and lets the new seed reach mineral soil.
Lawns on shallow Lyman loam over ledge have a different limit: the aerator can only go as deep as the soil, and those areas benefit more from topdressing with loam along with the seed.
Seed for coastal and shaded yards
Extension notes that a traditional Maine lawn mix of Kentucky bluegrass, fine fescue and perennial ryegrass sorts itself out, with bluegrass taking the sun and fescues holding the shade. Many older Biddeford lots are shaded by large street and yard trees, so overseeding mixes lean toward fine fescue there. Near the Pool and Hills Beach, where the soil is sandy and dries fast, fescues also handle drought better than bluegrass does.
Extension describes the fine fescues as tolerant of dry soils, acid soils and low fertility, which fits both the Hooksan dune sand behind Hills Beach and the thin loam on ledgy lots inland. Perennial ryegrass, which can sprout within a week, is kept to a small share of the mix so it fills gaps quickly without taking over.
Fertilizer and the Saco River
Biddeford's drinking water comes from the Saco River, drawn from intakes about a mile and a half above the dams, and the city is a regulated stormwater community. Starter fertilizer after overseeding follows a soil test, and lime, which older city soils often need to reach Extension's pH target of 6.0 to 6.2, is kept off paved surfaces where it would wash to storm drains.
