Few towns in southern Maine change underfoot as quickly as Biddeford. County soil maps put Urban land-Scantic complex under much of the downtown grid, Lyman-Rock outcrop complex across a large share of the rolling ground between the city center and Saco Bay, and Urban land-Hooksan complex, which is wind-laid dune sand, behind Hills Beach. A paver patio, flagstone walk or granite step has to be built for whichever of those three it sits on.

The housing stock adds its own conditions. The Census Bureau's 2020–2024 estimates put the median Biddeford home at 1952, and 4,270 of the city's 10,502 housing units date from before 1940. Hardscape on these lots is usually replacing something: a heaved brick walk, a concrete stoop, a set of front steps that has settled toward the street.

Scantic silt-clay under the downtown grid

The Scantic series is a very deep, poorly drained soil laid down as glaciomarine silt and clay. In April the NRCS puts its water table within about six inches of the surface. Silt and clay like that hold water and swell when they freeze, so a patio or walkway in the older neighborhoods near the mills needs the fine soil dug out and replaced with a thick, compacted gravel base, with a pitch that moves meltwater away from the foundation rather than toward it.

The same attention goes into granite steps. A step that sits on native clay will move each winter; a step set on a free-draining crushed-stone pad stays where it was placed.

Ledge along the Pool Road side and sand at Hills Beach

Lyman soils are shallow, formed in loamy till over granite, gneiss and schist, and the city's Thatcher Brook watershed plan puts bedrock in them at roughly 10 to 20 inches down. Rock outcrop makes up a fifth to a quarter of those mapped units. Where a fire pit or outdoor fireplace lands on ledge, the base is built up rather than dug down, and the layout is adjusted around rock that would cost more to remove than to work with.

Hooksan sand behind Hills Beach is the opposite problem: it drains instantly but shifts. Paver edges there need solid restraint so the sand beneath the bedding layer cannot migrate out.

Stonework near the river and the tidal marsh

Patios and terraces count toward the non-vegetated area of a lot. Under the state's shoreland guidelines, that area is generally capped at 20 percent of the portion of a lot within 250 feet of tidal water, and new structures sit at least 75 feet back in most districts. Biddeford administers its own Shoreland Zoning Ordinance through Code Enforcement, and land near the Saco River also falls under the Saco River Corridor Commission. Those checks come before any stone is ordered.
