A patio in Standish is rarely just a patio. Roughly half the town drains to Sebago Lake, the Saco River forms the southwestern line, and Watchic Lake and Bonny Eagle Pond sit inside the town. A good share of the stonework people want here is at a camp: a flat place to sit above the water, granite steps down a bank, a fire pit that does not wash sand toward the shore.
Away from the water, Standish Corner, Sebago Lake Village and Steep Falls have older village houses whose front walks and entry steps have heaved over the decades, and the rural roads off Routes 25, 35 and 114 carry newer homes that were finished without much outside.

That shapes where a patio can go and how a set of granite steps to the dock is laid out. Standish keeps a shoreland zoning application on file with its planning office, so the permit comes before the excavator.
Land along the Saco has a second layer. The Saco River Corridor Commission regulates building, grading and earthmoving within 500 feet of the river, and its definition of a structure includes walls and fences. Standish's comprehensive plan commits the town to keeping the Commission's setbacks in the corridor, so a Steep Falls riverside project is planned with both in mind.
Sandy ground and a porous base
The town's 2006 comprehensive plan maps its major sand and gravel aquifers around the lakes, especially Sebago, and describes Bonny Eagle Pond's shoreline as sandy. That kind of ground drains fast, which helps a paver base, but it also moves when it is left bare. Our crews excavate, compact and pitch every base, and near the lake a patio is designed so roof and paving runoff soaks into the ground on the uphill side rather than sheeting over the bank.
The same plan notes that sand and gravel aquifers transmit water, and whatever rides on it, quickly. A stone patio with a gravel edge that lets rain infiltrate suits that ground better than a large sealed slab, and it keeps a camp's hard surfaces in proportion to the lot.
