New lawns in Saco usually start from one of three situations: a new house on a cleared lot, a yard torn up by sewer, septic or drainage work, or a tired lawn on thin builder loam that is not worth patching again. In every case the lawn is only as good as the soil laid under it.

The Extension blend of Kentucky bluegrass, fine fescues and a small share of perennial ryegrass suits most sunny lots here; fine fescue takes the lead under the pines and oaks common on the wooded side of town.

A lawn near Ferry Beach or Camp Ellis sits on sand that dries out within days, so extra loam and organic matter matter more there than anywhere else in the city. Inland, the NRCS describes the Saco soil series, first established in Cumberland County, Maine, in 1915 and found on floodplains across New England, as very poorly drained silty alluvium that floods in spring. Lawns on low, wet ground along brooks and the river need grading that moves water off the turf before seed goes down.
Near the river, seeding bare soil quickly also keeps sediment out of the water supply. Hydroseed's mulch layer holds soil in place on slopes from the day it is sprayed, which is one reason it suits large riverside and new-construction areas in Saco.
Turf is the choice where grass simply will not grow well: deep shade under mature oaks and pines, small play areas that see constant wear, or tight side yards where mowing is impractical.
