Every house in North Yarmouth handles its own wastewater. The 2018 Comprehensive Plan confirms there is no municipal sewer, and it records that a 2015 referendum on a small wastewater facility using the large septic field at the former Memorial School failed by a wide margin. With about 1,612 homes in town per the 2024 Census estimates, that is a lot of leach fields, and the 1990s alone added 319 houses, each with a system of its own.

Soils that decide the design
The town's Land Use Ordinance requires every subsurface system to follow the State of Maine Subsurface Wastewater Disposal Rules, with site suitability shown by a Maine licensed site evaluator through test pits, and a map of every test pit dug. The Maine CDC administers those rules along with the rules for local plumbing inspectors and site evaluators, and in North Yarmouth the Code Enforcement Officer issues plumbing permits.
What the evaluator finds varies sharply by neighborhood. NRCS maps Scantic silt loam, a poorly drained glaciomarine soil, and Lamoine, somewhat poorly drained, across much of the village area; seasonal wetness there often pushes a field up into a raised mound. Sandy Windsor soils drain fast and can need a design that slows effluent down; stony Paxton till brings boulders and a dense layer at depth into the picture.
Wells, aquifers and the finished yard
Most residents draw water from private wells, many in bedrock, and the ordinance requires lot layouts that keep wells and disposal areas apart under state law. Over the Yarmouth Water District's sand and gravel aquifers, the Groundwater Protection Overlay regulates large systems of 2,000 gallons per day or more, and the Comprehensive Plan urges the town to consider requiring enhanced treatment for new and replacement systems there.
In the Village Center, the ordinance allows a lot as small as 20,000 square feet when served by an advanced wastewater treatment system. After the install, the field is graded and seeded so it stabilizes quickly under the town's erosion standards.
Replacement jobs on older lots add access questions: how to reach the old tank and field without crossing the well, the driveway culvert or a stand of mature trees. We plan the machine route with the owner before any digging starts.
