A full landscape design in Falmouth has more to reconcile than the view from the kitchen window. Nearly 40% of the town's land is residential and almost 30% is conservation, recreation or open space, so many lots back onto preserved woods or trails. Within one property there can be a septic field, a slope that needs a wall, a patch of wet silt, a shoreland setback and a deer path — and planning them together is the reason to design before building.
Sewer east, septic west
The Comprehensive Plan traces the sewer collection system along the full length of Route 1 and Route 88 on the east side and out to Route 100, Winn Road and Falmouth on the Green in the west; much of the rural residential land beyond that is on private septic. On a septic lot the leach field shapes the whole design. It stays in lawn or shallow-rooted cover, it cannot sit under a patio or a driveway, and it has to remain reachable for future replacement.
Growth is heading toward exactly those lots. The plan reports that 24.3% of new dwelling units approved since 2014 are in the Farm and Forest District, where lots are large, wooded and unsewered.
Grading, drainage and the rules drawn in early
Soils in Falmouth swing from excessively drained Hinckley and Windsor sands to poorly drained Scantic silt, sometimes within a short walk. Where water will go after a storm is decided in the grading plan, long before plant selection, and it sets where the patio, the walls and the beds can sit.
Regulation belongs on the first sketch too. The town's shoreland overlay reaches 250 feet from Highland Lake, the rivers and tidal water; its 2026 fertilizer ordinance bars fertilizer within 75 feet of a water body and limits it to slow-release forms out to 250 feet; and the state's buffer rules restrict canopy openings near the water. A design that respects those lines from the start does not have to be redrawn at the permit counter.
Deer are part of the brief as well. The plan counts 56 deer-involved crashes among 304 in 2022, a reminder of how much wildlife moves through the open-space network.
